We have a couple of very talented plan designers that would complete the architectural design of your home. Many times we start with an off the shelf stock plan that may be close to what you are looking for, but you would like some modifications. We give the plan with a list of modifications to the designer who produces a first draft. After going back and forth a couple of times, the floor plan particulars get worked out and then we repeat that process on the exterior elevations. The designer completes the plan ready to go to engineering.
After the architectural plan is complete then the plan goes to engineering for foundation and structural engineering. Part of the cost for engineering includes compliance inspections on the foundation before concrete is poured and also inspections on the structure to be sure the framing is correct. This is one of the most important features of our home to insure long term structure integrity.
In addition to Foundation & Structural Engineering, Soils testing is an important step to take. Not all properties need this testing if the soil type is well known. If there is a hint unstable soil conditions such as clay, we strongly recommend soils testing. This testing will dictate what type of foundation system is best suited for the soil type found.
Pricing Your Home
With the plan and engineering completed, it is clear what we are building as well as all the elements we are providing. Each element is quoted by our suppliers and subcontractors as well as the portion we complete in house to be sure you receive a fair and accurate price. With this process, the price at the end is the same as it was in the beginning.
Our contracting is used as a pathway to success. We develop a spreadsheet outlining every detail of your home and include this in our contract. We want you to be clear about what you are getting, and we also want to be clear what we are providing. This is the most important aspect of the project and the best way to achieve success.

We offer a budgeting process if preliminary pricing lands outside your desired budget. We always keep in mind and offer suggestions throughout the process where costs can be altered and placed in a more critical area.
Monthly Budget & Performance Reviews
We keep continual track of the budget and progress and each month we offer the opportunity to get together and discuss any change orders that have been made as well as progress and performance reviews.
Subcontractor Performance Reviews
We keep a tight rein on our subcontractors to be sure their performance and quality is consistently kept in line with our high standards.
Quality control is one of our most constant focuses. We are on the job every day to monitor the work being done. A task is deemed completed only after it is inspected and approved.
Fit and Finish
At the completion of your home, we set aside an appropriate amount of time to do our detailing procedure. We check over everything to be sure all the elements work properly and detail every surface. You also play a part by participating in the final walk through and approval.
Included in your new home is a warranty plan backed by a warranty company. 1 year workmanship, 2 year systems, and 10 year structure. This warranty system is attached to your home exclusively.
